A number of residents have mentioned that they were not informed that the property they were purchasing was part of the LNID and did not discover this until after the fact. The Land Title and Survey Authority of BC lists the LNID along with the Penticton Assessment Area under Tax Authorities on the Land Title Registrations. However, the LNID does not receive notification of change of title until several weeks after it is registered and thus has no way of notifying any new owner of LNID’s existence in advance.
Purchasers should be informed of the LNID by the Notary Public or Layer who carried out the conveyancing on their purchase, as it is part of their responsibility to ensure all taxes are up to date.. If you were not notified by the lawyer, Notary Public or Real Estate Agent who represented you, perhaps reach out to them for an explanation and remind them as well that in the future, purchasers of properties on the lake should be informed.
If you are thinking of selling, ensure all those involved are aware as you should be entitled to a proportional refund of your current year’s tax, provided you are up to date.
